Encinitas Luxury Real Estate — Buyer & Seller Representation
Drew Lyon is the Broker/Owner of Harcourts One and Lyon Real Estate Group, and he represents both buyers and sellers of luxury homes in Encinitas. His office is a short drive south on Highway 101 in Solana Beach.
Encinitas isn't one market. It's a city made up of distinct communities, and the main decision usually comes down to one trade-off: being close to the beach versus having more lot, privacy and a home that needs less work.

Local context
Leucadia, Cardiff, Olivenhain and Encinitas Ranch Are Different Purchases
Leucadia and the streets west of the freeway put you near the beach and the Highway 101 corridor. Lots tend to be tighter, and many homes are older cottages that have been remodeled or rebuilt over the years. That means the quality of past work varies a lot from one house to the next.
Cardiff-by-the-Sea has a small-town feel and, in places, ocean views from the hillside. Views, parking and lot shape can change the value of two homes on the same street. Olivenhain is the opposite end of the city: larger, more rural lots, more privacy and room for horses or outbuildings, but a longer drive to the coast.
Encinitas Ranch is a master-planned community with HOA-maintained common areas and a golf course setting. Buyers there are often weighing the convenience of a newer, planned community against the character and beach access of the older coastal neighborhoods.
Encinitas Decision Table
| Option | Trade-off | Verify for the address |
|---|---|---|
| Walk-to-beach coastal home (Leucadia / west Cardiff) | Location and lifestyle first; usually a smaller lot and less privacy | Permit history for past remodels, drainage, and any coastal or bluff-area rules for the parcel |
| Hillside view home (Cardiff / east of 101) | View premium; access, parking and slope can limit future changes | Whether the view can be protected, slope and soils reports, and parking and driveway layout |
| Estate lot (Olivenhain) | Privacy and acreage; longer drive and more property to maintain | Septic vs. sewer, well or water service, fire-hazard zoning and insurance cost, and any equestrian easements |
| Planned community (Encinitas Ranch) | Newer construction and maintained common areas; HOA rules and dues | HOA budget, reserves, CC&Rs, and any special assessments or district taxes on the tax bill |
| Renovate vs. move-in ready | A project can buy location, but the scope and timeline carry real risk | Contractor bids before removing contingencies, and permit feasibility checked with the city for this address |

For sellers
Selling a luxury home in Encinitas
- 1
Price against the right comparable homes
A Leucadia cottage and an Olivenhain estate should never share a price argument. Drew prices from sales in your own pocket of the city and matched to your lot, view and condition, not from a citywide median.
- 2
Prepare for the buyer's inspection before it happens
Coastal homes get inspected hard. Where it makes sense, a pre-listing inspection and a clear set of permit records let you deal with surprises on your schedule instead of in the middle of escrow.
- 3
Market the lifestyle and the specifics
Professional photos, video and floor plans should show what this house has that others don't: how far it is to the beach, its privacy, the lot or a recent renovation, all supported with documents.
For buyers
Buying a luxury home in Encinitas
- 1
Compare communities before you compare houses
Start by choosing between being near the beach and having more space. Drew walks buyers through Leucadia, Cardiff, Olivenhain and Encinitas Ranch side by side so the search stays focused.
- 2
Plan your due diligence
Use qualified inspectors, including roof, sewer-line and, where relevant, structural or geotechnical specialists. Confirm permits and planning questions for the exact address with the City of Encinitas. Drew can help coordinate this, but he doesn't give legal or engineering advice.
- 3
Price any renovation before you write the offer
If the home needs work, get rough bids early. Drew's experience renovating 70+ homes helps buyers ask better questions about scope, but the final numbers should come from licensed contractors.

Yes. Drew represents buyers and sellers of luxury homes throughout Encinitas, including Leucadia, Cardiff-by-the-Sea, Olivenhain and Encinitas Ranch.

It depends on what you value most. Leucadia and west Cardiff put you closest to the beach. Olivenhain offers more land and privacy. Encinitas Ranch offers a planned community with HOA-maintained amenities. Touring each area with a clear list of priorities is the quickest way to decide.
What should I check before buying an older coastal Encinitas home?
