Luxury Downsizing in Encinitas and Coastal North County

Drew Lyon, Broker/Owner of Harcourts One and Lyon Real Estate Group, helps homeowners sell the family home and buy the next one in the right order.

Downsizing involves two transactions, and the hard part is how they fit together. Before you list or make an offer, decide what order to do things in, which kind of home will actually cost less to own, and how much work to put into the house you're leaving.

Single-level home or condo: compare the total cost

Many downsizers want no stairs and less maintenance. A single-level detached home and a coastal condo can both offer that, but they cost money in different ways. For each option you're considering, add up:

    • Mortgage payment, if you're financing
    • Property taxes, plus any special assessments on the tax bill
    • HOA dues, with the reserves and any planned assessments reviewed
    • Insurance: a homeowner policy for a house, or your own unit policy plus your share of the building's master policy for a condo
    • Ongoing maintenance, which salt air near the coast can increase

Deciding what to renovate before you sell

    1. Start with comparable sales: what do buyers in your area pay for updated homes compared with original-condition homes?
    2. Get real bids from licensed contractors, not estimates.
    3. Build in time: work that pushes your listing back has a cost too.
    4. Repair and refresh first (paint, landscaping, visible wear, items the inspection is likely to flag). Take on bigger projects only if the numbers clearly support them.

No renovation is guaranteed to pay for itself. Drew's experience renovating 70+ homes helps frame the questions, and the decision is yours.

    Timing your move

    • Sort, donate and move belongings before your listing photos, not after.
    • If you're selling first, negotiate a rent-back or a longer escrow up front.
    • If you're buying first, get financing options confirmed by your lender before you make an offer.
    • Coordinate move dates with the HOA rules at your new building, such as elevator reservations and moving hours.

    Downsizing FAQ

Can I transfer my property tax base when I downsize?

California's Proposition 19 lets some eligible homeowners transfer their tax base to a replacement home. Whether you qualify depends on your situation. Read the State Board of Equalization's Prop 19 information, and confirm with the County Assessor and a tax professional before you rely on it.

Is a condo or a single-level home cheaper to live in?

Not always. Compare the full monthly cost: mortgage (if any), property taxes, HOA dues, insurance and maintenance. A condo with high dues can cost more each month than a single-level house with no HOA.

Should I renovate before selling my family home?

Only where the expected improvement in price and time on market is clearly worth the cost and the hassle. Usually that means repairs, paint, landscaping and fixing visible wear rather than major remodels. Drew can walk through the trade-offs for your home.
